# Fusion Lockeed PEB — Geometry & Scope Control Basis (rev C, 2026-08-03)

PROJECT TYPE: Bare PEB factory / warehouse shell.

GEOMETRY (confirmed by Chairman):
- Two steel PEB sheds sharing a COMMON 10-ft BRICK SPINE WALL at X = 54 ft.
- Shed 1 (LEFT): 54 ft (W) × 104 ft (L)
- Shed 2 (RIGHT): 76 ft (W) × 104 ft (L)
- Combined footprint: 130 ft × 104 ft
- Eave (wall plate): 18 ft | Ridge: 26 ft | Brick spine wall: 10 ft
- Roof: off-center double-pitch, ridge at 54 ft (Shed1) and 92 ft (Shed2) from left eave.

SCOPE (BARE SHELL — client confirmed):
- PEB steel structure (rafters, columns, purlins, bracing, base/gusset/cleat plates, J-bolts).
- 10-ft brick spine wall on strip footing.
- PPGI roof + wall cladding (0.5mm), ridge/flashings.
- Roller shutter + personnel doors.
- Shell electrical: distribution boards + high-bay LED + 500kVA genset feeder.
- Natural ventilation: ridge louvers + wall vents (no mechanical HVAC).
- Rainwater drainage: downpipes + storm to soakaway.

EXCLUDED (client-direct / out of scope):
- 09 Finishes, 21 Fire protection, 22 Plumbing supply/WC, 23 HVAC plant, interior fitout,
  floor finishes, washrooms, water tanks, boilers.

Rates: Fusion field rates (PEB steel Rs.285/kg, Gr60 rebar Rs.265/kg, brick Rs.25,
sand Rs.55/cft, agg Rs.200/cft, cement Rs.1,600/bag, PPGI Roof/Wall Rs.300/kg@4/3.5kg/sf).
O&P: 10% on subtotal.
